By strategically placing parking in the rear area of the lot, we’ve optimized the available space for both commercial and residential purposes.

🏢 Distinctive Design Elements:
The building is characterized by three main volumes, each adorned with striking gabled roofs that not only add architectural interest but also create a harmonious visual appeal. The thoughtful use of wood and concrete finishes imparts a modern touch while infusing a sense of warmth and coziness to the structure.

🚗 Parking Efficiency:
Our commitment to practicality led us to locate the parking facilities to the rear of the lot. This not only enhances the overall aesthetics of the street-facing facades but also ensures a more user-friendly experience for both residents and visitors.

💡 Modern & Familiar Essence:
The fusion of wood and concrete finishes was a deliberate choice to strike a balance between modernity and a familiar, cozy essence. We believe that a building should not only meet the demands of contemporary urban living but also provide a welcoming and comforting environment for its occupants.

What did this building teach us?

1. 🚫 Prevent rusted railings: Protective coatings, such as paint or specialized rust-resistant finishes, can be applied to railings during installation to minimize the risk of rust formation. 🎨🛡️
2. ❄️ Freeze-Thaw Cycles On Concrete: Regions experiencing freeze-thaw cycles can exacerbate concrete deterioration. Water ingress into the concrete pores followed by freezing and thawing can lead to cracking and spalling, affecting the integrity of the slab. 🌧️🏗️
3. 🚧 Removing handrails is not a solution: Non-compliance with building codes and safety regulations can lead to penalties or even restrictions on the use of the space until the issue is rectified. This can disrupt regular activities and usage of the building. ⚠️🏢
4. 🔧 Sealant Repairs to Prevent Water Damage: A primary function of window sealants is to prevent water intrusion. Water can cause a range of issues, including rot, mold growth, and damage to the window frame and surrounding structures. 🪟🚿“
