"Cracking the Code: Unveiling Structural Challenges in Building Maintenance 🏢💔"

08 Janury 2024

Taking a moment to look back at one of our prior FISP inspections, the M+S team was able to unveil critical repairs needed for a building grappling with challenges like damaged bricks, cracked stone window sills, compromised lintels and cracked balconies. 🏢💔

But why the focus on cracks? These seemingly small fissures can pose serious hazards over time, underscoring the urgency of a comprehensive repair program. When it comes to balconies, cracks can be attributed to various factors, revealing potential issues that demand attention. 🔍⚠

Let’s explore with Ana Vesho, Assoc. AIA and Raul Mayta, RA the common culprits behind these structural nuances.

Structural Settlement: The natural settling of a building over time can lead to imbalances, causing stress on balcony structures and resulting in cracks. 🏢⌛

Weathering and Exposure: Constant exposure to harsh weather conditions, such as rain, sunlight, and freeze-thaw cycles, can weaken balcony materials, leading to the development of cracks. 🌧🌞❄

Poor Construction Practices: Inferior construction practices or the use of subpar materials during the balcony’s initial installation may contribute to structural vulnerabilities, manifesting as cracks over time. 🚧🛠

Water Infiltration: Improper waterproofing and drainage systems can allow water to penetrate balcony surfaces, causing erosion and structural damage that manifests as cracks. 💦🚱

Foundation Issues: Underlying foundation problems, such as soil movement or settling, can impact the entire structure, including balconies, leading to the development of cracks as a visible sign of distress. 🏡🏚⚒

Understanding these causes is crucial for effective remediation and maintenance, ensuring the longevity and safety of balcony structures.
