Today marks a special milestone for Mayta + Sebastian as we celebrate our 8th anniversary! It’s incredible to reflect on the journey we’ve had since the inception of our company, especially considering the roots of our story.

Eight years ago, as new parents Hannah Sebastian De Mayta and Raul Mayta, RA, embarked on a mission to blend our expertise in restoration with cutting-edge architectural and construction tech tools. The driving force behind this venture was not only our passion for the industry but also the desire to find a balance between professional success and quality time with our growing family.

From those early days when our children were just beginning to explore the world, so too was Mayta + Sebastian. What started as a humble endeavor has blossomed into a thriving enterprise. We are proud to announce the expansion of our presence, not only with our 9-person office in the heart of New York but also a 5-person office in the vibrant city of Lima, Peru.

🌬️ The Freeze-Thaw Cycle Unveiled:
The freeze-thaw cycle unfolds when the air temperature drops sufficiently to freeze water, (32°F), and subsequently rises to induce the thawing of ice. This natural cycle induces expansion of ice, elevating stresses within materials like stone, brick, concrete, and wood. Interestingly, these materials exhibit increased heat conductivity with higher moisture levels, leading to compromised insulation and heightened heat loss.

💦 Moisture Migration and Its Consequences:
In cold climates, buildings generate vapor to release accumulated heat and humidity. However, this intricate process inadvertently allows interior warmth and moisture to escape through exterior walls. This migration towards colder regions results in water formation, fostering issues such as mold growth, paint peeling, and corrosion on metal structures.

❄️ The Threat of Accumulated Ice:
Accumulated ice poses a significant risk. As water freezes and expands, it can create cracks in the building’s exterior. If this penetrates the building envelope, structural damage may follow. Moreover, snow and ice accumulation contribute to thermal bridging, diminishing energy efficiency by allowing heat to escape through the thermal barrier.

Absolutely thrilled to share some exciting news with you all! 🎉 Our vet project has just received the green light from NYC DOB, and we’re over the moon to announce that construction is set to kick off in the upcoming weeks. 🚀 It’s been a long journey and we can’t wait to see how the vision of our team made up of Hannah Sebastian De Mayta, Vineeta Mudunuri and Analí Salazar becomes a reality.

The chosen contractor is geared up, and the transformation is about to begin. The former kennel and storage space are undergoing a complete makeover to give life to a cutting-edge surgical suite, dedicated dental cleaning wet table areas, and a welcoming space for our clients and their beloved pets. 🐾

A massive heartfelt thanks goes out to Dr. Francisco DiPolo and his exceptional team at Worth Street Veterinary Center for entrusting us with the incredible task of bringing their vision to life. 🙌 It’s an honor to collaborate with such dedicated professionals, and we’re thrilled to be part of this journey toward excellence in veterinary care. 🐾

🏰 Preserving Heritage and Elevating Safety: Facade Restoration Excellence 🏗️

Revisit with Hannah Sebastian De Mayta and Raul Mayta, RA one of our favorite façade repairs, where every facet of the facade received meticulous attention, ensuring a return to its original design and materiality.

🏢 Upgraded to SAFE: NYC DOB Façade Unit Approval 🌟

Upon project completion, we’re proud to announce the building’s FISP status was upgraded to SAFE and approved by the NYC DOB Façade Unit.

🛠️ Comprehensive Scope of Work: 🧱

The project’s scope of work encompassed a spectrum of tasks:

Brick repointing
Replacement and repair of limestone windowsills and water tables
Replacement of cracked bricks
Replacement and waterproofing of steel lintels
Raising of low roof parapets
Restoration of the existing brick chimney

🏛️ Artistry in Detail: Repointing and Custom Staining 🎨

The entire front/north facade underwent repointing, addressing mortar spalling and seamlessly erasing previous patchwork repairs along corners and lintels. Limestone sections along ground floor panels were meticulously repaired and custom stained by Michelle Quartin of Opus Architectural Arts, LLC using mineral coatings by Cathedral Stone to seamlessly blend in the new patches to the historic stone.

🧱 Craftsmanship Unveiled: Brick Centering Technique 🏗️

Brick centering, a technique employed to recreate existing brick patterns along window lintels scheduled for replacement, was a key aspect of the restoration. This temporary support structure allowed precise brick placement during the restoration of arches, ensuring both strength and authenticity. Witness the artistry behind the scenes!

💫 Consistent Elegance: Coating at Third-Floor Stone Ledge 🏰

In sections requiring repairs at the third-floor stone ledge, a new coating was applied along the main segments, delivering a consistent finished appearance that resonates with timeless elegance.

This post provides a detailed examination of the regulations governing sidewalk sheds in New York City, highlighting their crucial role in maintaining public safety during construction. Key points include:

Regulatory Overview:
Sidewalk sheds are mandatory for work on buildings over 40 feet tall or during the demolition of structures exceeding 25 feet tall. Immediate safety threats allow for rapid installation under an emergency work letter by an NY Licensed professional (P.E. or R.A.) with subsequent permit applications to be filed within 24 hours with the Department of Buildings.

Technical Requirements (NYC Building Code §3307):
Stringent specifications, including dimensions, lighting, and deck strength, ensure a standardized level of safety. Prohibitions prevent material storage and blocking fire escapes/exits.

Permits, Expiration, and Renewals:
Initial permits are valid for a year or until the contractor’s insurance expires. Violations for sheds remaining after expiration may incur penalties up to $8,000. Renewals involve a structured process with necessary documentation and approvals.

Identifying Information and Business Signage:
Sheds must display specific identifying information. While it is illegal to post any business or advertising message on a sidewalk shed, if a sidewalk shed obscures an existing and legal business sign, the business may have a temporary sign posted to the face of the sidewalk shed.

Project Implementation:
Obtaining permits involves a structured process, including applying for Temporary Construction Equipment Permits, obtaining Department approval, and completing work permit applications. Procedures for After-Hours Variance work permits are outlined for extended projects.

Sidewalk Shed Removal:
Requests for removal are submitted through DOB NOW: Build, specifying full or partial removal. Inspection by the Construction Safety Compliance Unit is required for approval.

OSHA Compliance:
Compliance with OSHA regulations is emphasized for projects requiring additional temporary equipment, ensuring worker safety.
