Ensuring Compliance and Safety on Poplar Street: FISP-Focused Restoration to Safeguard Value

🏙️ Ensuring Compliance and Safety on Poplar Street: FISP-Focused Restoration to Safeguard Value 🏢✨

14 AUGUST 2024

At Mayta + Sebastian Architecture, we recognize the importance of adhering to FISP (Façade Inspection & Safety Program) regulations, especially for properties where multiple buildings share the same lot. Our current project on Poplar Street in Brooklyn involves a complex portfolio of 8 buildings, each with unique structural requirements but grouped under the same Building Identification Number (BIN) by the Department of Buildings (DOB). This setup requires meticulous, coordinated inspections and repairs to address both safety and regulatory compliance.

🔍 Our team is diligently conducting assessments and interventions to comply with FISP mandates, focusing on restoring facades, inspecting windows, doors, and structural components across all buildings on the lot to mitigate potential violations and enhance durability.

💡 Why FISP Compliance Matters: Managing multiple buildings under a single BIN presents unique challenges. For example, even buildings within the height limit for FISP often still require compliance due to shared classification histories, as seen with the Poplar properties, which have an established FISP designation. Such classifications can be difficult to reverse and can carry substantial penalties if not maintained.

Staying current with these requirements not only preserves the buildings’ value but also ensures the safety of residents and prevents costly fines down the line.
FISP compliance today means a safer and more valuable property tomorrow 🌆✨

Restoration of the Sidewalk Vault at 515 West 110th Street New York

🔍 Restoration of the Sidewalk Vault at 515 West 110th Street, New York 🏗️

14 AUGUST 2024

✨ At Mayta + Sebastian Architecture, we’re thrilled to be part of a unique project involving the restoration of an underground sidewalk vault—an essential yet often overlooked feature of New York City’s architecture. Many NYC buildings have these hidden spaces that extend beneath the sidewalks, typically used for storage, utilities, and sometimes to ease building access. These vaults, however, require careful upkeep to ensure safety and longevity.

🔬 To assess the condition of this vault, our team conducted a 3D laser scan and a detailed visual inspection, revealing significant structural wear: cracks in the ceiling, worn expansion joints, rusted metal structures, and deteriorated bricks. Our plan includes a phased restoration, replacing the damaged bricks and metal structures and demolishing and replacing the concrete at the top ⚒️, all while maintaining safe pedestrian passage above.

🌟 Why are regular inspections essential? Here are three reasons:

* Preventing Major Damage: Early identification of structural issues can prevent costly repairs down the road. The sooner problems are addressed, the easier—and more economical—they are to fix.

* Ensuring Safety: Consistent inspections help ensure that these structures are safe, protecting residents and passersby from potential hazards.

* Preserving Functionality and Character: Timely maintenance not only preserves the utility of these vaults but also supports the character and functionality of the city’s unique architecture.

💡 This project showcases our commitment to blending practical restoration with advanced technology, ensuring New York’s architectural fabric remains both functional and true to its urban character.

PREVENTATIVE INSPECTIONS IN MODERN BUILDINGS: STAY AHEAD WITH MAYTA + SEBASTIAN ARCHITECTURE

🔍 Preventative Inspections in Modern Buildings: Stay Ahead with Mayta + Sebastian Architecture 🏢 ✨

14 AUGUST 2024

In today’s urban landscape, where buildings must withstand environmental stress and aging, preventative inspections are essential. At Mayta + Sebastian Architecture, we recognize that modern buildings need more than reactive maintenance—they require proactive care to safeguard their value, performance, and safety.

Here’s how our team ensures that every element of a structure remains in top condition:
✅ Rope access inspections led by our expert Jonatan Marcos Pablo 🧗‍♂️ to reach difficult areas.
🔭 Power binoculars for precision inspections from various vantage points.
🛠 On-site assessments at key areas such as roofs, balconies, and bulkheads.
Key Findings from a Recent Dual-Building Inspection:
• 🧱 Brick Replacement: We identified cracked and deteriorated bricks in several areas, requiring immediate attention to prevent further structural issues.
• 🛠 Stucco Repairs: Damage was detected on parapets and bulkheads, signaling the need for timely repairs to maintain weather protection.
• 🪟 Sealant at Window Perimeters: We observed worn-out seals, which could compromise energy efficiency and allow water infiltration if not addressed.

Why are Preventative Inspections Critical? 🕒
Modern buildings are more complex than ever, and small issues—if left unchecked—can escalate into major repairs and expensive surprises. Regular preventative inspections can:

✅ Prolong the building’s lifespan.
✅ Preserve property value.
✅ Ensure a safe environment for occupants.

3 Tips to Keep Your Building in Optimal Condition:
1️⃣ Perform regular inspections: Monitor walls, roofs, and critical areas for early signs of wear and tear, such as cracks or damage.
2️⃣ Maintain exterior materials: Upkeep of brickwork, stucco, and other finishes prevents water damage and structural issues.
3️⃣ Inspect seals and joints: Properly sealed windows and joints prevent air leaks, reduce energy consumption, and block moisture infiltration.

Stay Ahead of Problems Before They Arise! 🌟
Preventative inspections help building owners avoid costly repairs, ensuring their properties are safe, efficient, and well-maintained. Don’t wait until it’s too late—partner with us to keep your modern building in peak condition 🏙️.

With Mayta + Sebastian Architecture, timely inspections are your first line of defense against future challenges. Let’s protect what matters most! 🗽

FROM 3D SCANS TO HISTORIC SPLENDOR: PRESERVING NYC’S ARCHITECTURAL GEMS WITH MODERN TECHNOLOGY

From 3D Scans to Historic Splendor: Preserving NYC’s Architectural Gems with Modern Technology

14 AUGUST 2024

We’re excited to announce our latest project in collaboration with our client Finger Management Corp the restoration of a historic Neo-Renaissance building in New York City. Constructed in 1925, this seven-story cooperative residence has been a cornerstone of the community for nearly a century.
Our journey began with an on-site visit, where Wilmer P. Villa (Wil) conducted a comprehensive visual inspection and performed 3D scanning to capture the intricate terracotta ornaments, majestic stone details, and elaborate metal cornices. This data was then utilized by Nimer Arenas Jimenez and the rest of our Building Information Modeling (BIM) team to create an accurate 3D model, revealing areas needing attention, such as cracks in terracotta, oxidation in the metalwork, and wear in the stone elements.

Why restore this historic building now?
1. Preservation of Heritage Value: By acting early, we protect irreplaceable historic details and ensure that this piece of New York’s architectural legacy continues to enrich the community.
2. Reduced Long-Term Costs: Addressing issues such as cracks and oxidation promptly helps prevent more extensive and costly repairs down the road.
3. Safety and Sustainability: Maintaining the structure ensures safety for residents and visitors. Restoration also promotes sustainability by preserving existing materials and minimizing the need for new resources.

Our restoration plan includes replacing deteriorated terracotta pieces, recoating stone ornaments, filling brick joints, and replacing worn bricks. This project reflects our commitment to preserving the city’s architectural history and restoring the building to its original elegance.

Stay tuned as we move through the construction documentation phase and prepare for construction to begin in spring 2025. We’re eager to share more updates along the way!
