Gearing Up for Spring Construction Season

🚧 Gearing Up for Spring Construction Season! 🚧

16 January 2025

As the temperatures begin to rise and the promise of spring approaches, the construction industry is buzzing with activity. At Mayta + Sebastian Architecture, we are thrilled to announce that our West 80th Street project is moving closer to reality! A key milestone in this journey was recently achieved with the bid walkthrough — a vital pre-construction step that sets the tone for a successful project.

What is a Bid Walkthrough?

For those unfamiliar with the term, a bid walkthrough is an essential part of the pre-construction process. It’s far more than just a quick tour of the site. This step is a collaborative event where bidders (contractors vying for the project) get an in-depth look at the project’s scope, site conditions, and unique challenges. It’s an opportunity for the contractors to:

  • Understand the Details: From design intent to site logistics, every nuance of the project is laid out to ensure there are no surprises later.
  • Ask Questions: Contractors can clarify specifics, identify potential challenges, and get answers directly from the project team.
  • Strategize Solutions: With a clear understanding of the project, bidders can brainstorm innovative and cost-effective ways to tackle complex aspects of the build.

The Walkthrough in Action

Led by Raul Mayta, our recent bid walkthrough for the West 80th Street project brought togetherADELPHI RESTORATION CORP , Xinos Construction Corp, Skyline Restoration Inc., along with Rock Bridge Property Management. Together, we explored the site, discussed the project’s unique requirements, and addressed questions to ensure everyone left with a clear understanding of what’s needed to make this project a success. Collaboration and communication are at the heart of this process, and this walkthrough was no exception.

What Happens Next?

Following the bid walkthrough, the contractors will prepare and submit their pricing proposals. These proposals not only include cost estimates but also detail how each contractor plans to execute the project. For our client, this step is critical in evaluating which team aligns best with the project’s goals, budget, and timeline.

The client’s final decision on a contractor will set the stage for the next phase of construction, where the vision begins to take physical form. It’s a transparent and competitive process designed to ensure the best outcomes for everyone involved.

Why Bid Walkthroughs Matter

Bid walkthroughs are more than a formality—they are the foundation of a successful construction project. Here’s why they’re so important:

  • Alignment: By providing contractors with all the necessary details upfront, the walkthrough ensures everyone is working with the same information, reducing misunderstandings later.
  • Problem-Solving: Identifying challenges early allows for proactive solutions, saving time and money during construction.
  • Transparency: Clients can feel confident that the bidding process is fair and that contractors have a comprehensive understanding of the project before submitting their proposals.

Looking Ahead

As we gear up for an exciting spring construction season, we’re thrilled to see the West 80th Street project taking shape. With the groundwork laid and the bidding process underway, this transformation is just beginning. Stay tuned for updates as we move closer to breaking ground and bringing this restoration project to life!

At Mayta + Sebastian Architecture, we believe in the power of collaboration and meticulous planning to turn architectural visions into reality. Whether you’re a contractor, client, or design enthusiast, we invite you to follow along as we build for the future. 🏗️✨

Attention Professional Colleagues: Transforming Facade Inspections with Articulated Aerial Work Platforms

Attention Professional Colleagues: Transforming Facade Inspections with Articulated Aerial Work Platforms

14 DECEMBER 2024

Efficient Facade Inspections with Boom Lifts:

As the new FISP cycle begins, it’s a great time to enhance your inspection process. Articulated aerial work platforms (aka: Boom Lifts) provide a safe, efficient, and precise way to meet compliance standards while navigating parking and height constraints.

Why BoomLifts?

1. Adaptability: Navigate tight spaces and tricky angles with ease, but parking availability is required for lift setup.
2. Height Versatility: Ideal for buildings up to 275-300 feet, ensuring thorough inspections at various levels.
3. Horizontal Reach: Their ability to move side-to-side allows for smooth, comprehensive facade inspections.
4. Precision and Safety: Close up access for detailed inspections while maintaining high safety standards.

Using boom lifts in NYC requires proper permits through theDOT (Department of Transportation). We’ll handle the logistics and ensure compliance with all necessary regulations, including parking arrangements, to make your inspection process as smooth as possible.

At Mayta + Sebastian Architecture D.P.C., we combine years of facade restoration expertise with cutting-edge technology to deliver precise, efficient inspections. And boom lifts make it easier to identify potential hazards and maintain compliance with NYC FISP requirements.

Contact us today to schedule your boom lift assisted facade inspection and ensure your building’s safety and compliance this FISP cycle.

Special thanks to Alpha Platforms and Skyway Lift Rentals for providing the boom lifts for past projects. Your support and top quality equipment played a key role in ensuring the success of our facade inspections. We truly appreciate your partnership.

Rope Access: A Smarter Way to Inspect Your Building

Rope Access: A Smarter Way to Inspect Your Building !

14 DECEMBER 2024

Rope access is a game changer for inspecting hard to reach areas of a building. It lets us get into those tricky spots without the need for scaffolding, making inspections faster, safer, and more cost-effective.

Here’s why rope access is so important for FISPs:

🦺 Safety First – Our team is SPRAT-certified, ensuring every inspection is done with top notch safety.
✅ Efficiency – We get the job done quickly with minimal disruption to your property.
💲 Cost-Effective – No need for heavy equipment, keeping costs lower without sacrificing thoroughness.

In the photos, Madelin Mulé is carefully inspecting those high or hard to reach spots, because every detail counts when it comes to keeping your building safe and compliant.

We couldn’t have done it without our amazing partners! This inspection was conducted under the expert direction of Raul Mayta, RA – QEWI, QEWI, and in collaboration with Jepol Construction Inc Construction, who provided the rope installation expertise. Special thanks to our valued clients, Solstice Residential Group, LLC, for their coordination and trust in this project.

NYC FISP Cycle 10A: Early Inspections are Key to Smooth Compliance

NYC FISP Cycle 10A: Early Inspections are Key to Smooth Compliance Attention #buildingowners #propertymanagers #NYC.

14 DECEMBER 2024

Hannah, Raul and the M+S #team are providing a friendly reminder that the application period for NYC’s Façade Inspection and #Safety #Program (FISP) Cycle 10A will open on February 21, 2025. Applications will be accepted until February 21, 2027. As part of our commitment to ensuring the safety and compliance of your buildings, we strongly encourage you to #schedule your inspections early in the FISP cycle.

Why Schedule Early Inspections?

While the two-year #filing #window might seem ample, the reality is that major repair programs can take anywhere from 6-18 months to complete. Additionally, New York City’s harsh winter conditions can further delay construction schedules due to freezing temperatures. By conducting inspections early, it allows ample time to address any maintenance or repair issues that may arise before the final reports are due.

Benefits of Early Inspections

  • Proactive #Maintenance: Early inspections help identify potential issues before they become major problems, saving you time and money in the long run.
  • Avoiding Winter #Delays: Scheduling inspections and repairs during milder weather avoids delays and potential cost increases caused by winter’s #freezing #temperatures.
  • Smoother Compliance Process: With adequate time for repairs, it ensures that buildings meet FISP safety requirements without a last-minute rush or risk of UNSAFE filings due to limited repair times.

Our Commitment to You

At Mayta + Sebastian Architecture, we are dedicated to supporting you through the FISP Cycle 10A process. Our experienced team will work closely with you to schedule inspections, develop maintenance plans, and execute necessary repairs efficiently and effectively.

Don’t wait until the last minute—act now to protect your investment.
