Many of these repairs are necessary due to leaks, A common issue in cities with weather like New York’s.

For today’s particular project, leaks were found at the posts installed atop the parapet copings. These leaks have caused significant damage to the terrace partition finishes and the copings themselves. Proper waterproofing of roof penetrations and wall appurtenances is essential, as it is one of the most common causes of finish and structural deterioration due to leaks.

🔍 Compliance with Local Law 126

The Department of Buildings (DOB) recently released an update regarding Periodic Parking Structure Inspection as part of Local Law 126. This regulation requires all parking structures located in B- and C- Inspection Windows to have a one-time initial observation performed by or under the supervision of a Qualified Parking Structure Inspector (QPSI), with a report filed to the DOB by August 1, 2024. This is in addition to existing inspection requirements your parking structure falls under.

After the initial inspection deadline, it is important to note the following Inspection Windows:
Manhattan Community Districts 8, 9, 10, 11, 12 & Brooklyn Community Districts: January 1, 2024 – December 31, 2025
Bronx, Queens, and Staten Island Community Districts: January 1, 2026 – December 31, 2027
Manhattan Community Districts 1, 2, 3, 4, 5, 6, 7: January 1, 2022 – December 31, 2023 – CLOSED, but still accepting reports.

⚠️ Avoid Fees and Penalties: Failing to comply with Local Law 126 can result in significant fees and penalties. Ensure your parking structure meets all safety regulations and avoid costly fines by scheduling your inspection today.
