Why Roof Maintenance Matters for Bulkheads and Chimneys?

Why Roof Maintenance Matters for Bulkheads and Chimneys?

28 April 2024

At Mayta and Sebastian Architecture, we understand that maintaining exposed roof structures, such as bulkheads and chimneys, is essential for the structural health and safety of your building. 🏢🔧

Bulkheads: These elevated structures on the roof, often housing staircases or access to equipment, are exposed to harsh weather conditions. Without proper maintenance, they can deteriorate, compromising the roof’s integrity and potentially causing water leaks. 🌧️🌀

Chimneys: Chimneys not only add architectural charm but also serve crucial ventilation functions. It is vital that they are in good condition to prevent issues such as soot buildup, gas leaks, or water ingress. 🌬️🔥

Three Tips for Identifying Repair Needs in Bulkheads and Chimneys:

1. Visual Inspection: Regularly examine bulkheads and chimneys for cracks, water stains, or signs of mold. These can be indicators of structural damage or waterproofing issues. In the case of repointing or mortar repair our experts use Glen-Gery mortar blend 🔍🧐
2. Check the Sealant: Inspect the sealant around bulkheads and chimneys. If you notice the sealant is cracked or missing, there are likely water leaks that need immediate attention. Caulking shall be a premium, low-modulus, non-sag, elastomeric, hybrid sealant conforming to ASTM c920, type S, grade NS, class 25. provide “SIKAFLEX CONSTRUCTION SEALANT” Sika USA 💧⚠️
3 Performance Evaluation: If you experience issues such as smoke not rising properly through the chimney or water leaking into the building from the roof, these are clear signs that professional repairs are needed. 🚨🏠

Why are Regular Window Inspections Crucial for Building Safety and Longevity?

Why are Regular Window Inspections Crucial for Building Safety and Longevity?

28 April 2024

At Mayta and Sebastian Architecture, we understand that the integrity and functionality of windows are crucial for the structural health and energy efficiency of any building. Regular inspection of key components such as sills, lintels, and sealing around the windows is essential to prevent major problems and ensure the durability and performance of these architectural openings. 🏢🔍✨

Three Critical Standards and Specifications:

1.Steel Lintels and Clip Angles: New steel lintels and clip angles, if necessary, must comply with ASTM A36 specifications. This ensures that the materials used have the strength and durability needed to withstand structural and environmental loads. 🛠️💪
2.Caulking: The caulking must be premium, low-modulus, non-sag, elastomeric, and hybrid, conforming to ASTM C920, Type S, Grade NS, Class 25. We recommend using “Sikaflex Construction Sealant” manufactured by Sika USA to ensure a durable and flexible seal that can withstand expansions and contractions caused by temperature changes. 🚿🔧
3.Bond Break: The bond break must be adhesive-backed polyethylene tape. We recommend “Polyethylene Tape 483” manufactured by 3M, or an approved equivalent. This tape prevents unwanted adhesion of the sealant, allowing it to remain flexible and efficient. 📏🌀

Three Recommendations for Early Detection of Failures:
●      Regular Visual Inspection: Conduct regular visual inspections to identify cracks, wear, or deterioration in the sealing, lintels, and sills. Signs of moisture or stains around the windows may indicate sealing problems. 🧐🔎
●      Waterproofing Tests: Implement waterproofing tests to assess the integrity of the sealing around the windows. These tests can help identify areas where air or water may be infiltrating. 🌧️💧
●      Proactive Maintenance: Schedule preventive maintenance with the experts at Mayta and Sebastian Architecture to review and maintain the windows in optimal conditions. Our team can provide customized solutions and make the necessary repairs before problems escalate. 🔧🏢

Safeguarding Buildings: The Vital Role of Terracotta Inspection and Maintenance in NYC

🏙️🔍 Safeguarding Buildings: The Vital Role of Terracotta Inspection and Maintenance in NYC 🏢💼

28 April 2024

The meticulous inspection and proper classification of terracotta in a five-story residential building in New York is crucial for several reasons. First, it directly relates to the structural safety of the building. Terracotta, especially in older constructions, tends to deteriorate over time due to exposure to the elements and other factors. Identifying and addressing any damage or risk of detachment through thorough inspection is essential to ensure the safety of residents and passersby. 🏢🔍

Furthermore, meticulous inspection also has a significant impact on the aesthetics and value of the building. Worn or damaged terracotta can negatively affect the building’s appearance, thereby diminishing its value in the real estate market. Therefore, carrying out repairs or replacements, when necessary, can preserve both the aesthetics and value of the building. 💼💰

Another important aspect is regulatory compliance. In many places, including New York, there are building regulations and codes that require buildings to maintain certain standards of safety and maintenance. Meticulous inspection and proper classification of terracotta can help ensure compliance with these legal requirements, avoiding potential penalties or fines. 📜⚖️

As for the mentioned materials, each plays a crucial role in the repair and maintenance process of terracotta. The M100 Mortar by Cathedral Stone Products, Inc., known for its durability and ability to adhere to a variety of surfaces, is ideal for terracotta repairs, ensuring that the new terracotta remains firmly in place. On the other hand, the Potassium Silicate by Cathedral Stone Products, a protective coating commonly used on terracotta surfaces, helps protect repaired terracotta from the elements and future wear, extending its lifespan. Additionally, the use of new terracotta segments manufactured by Boston Valley Terra Cotta ensures consistency in quality and aesthetics with the original terracotta of the building, contributing to its long-term visual and structural integrity. 🏛️🔧
