As active participants of the Third Green Business Crusade, we had the privilege of joining the inspiring “Planta Monte” initiative (tree planting) carried out at the Cory Coyllor school in Acolla – Junín. Our participation in this wonderful event was marked by the donation of 100 seedlings, made up of 50 pine and 50 Quinoa, a gesture aimed at promoting reforestation in the region. The selection of the tree species was critical to the initiative as water needs can limit the ability to ensure the tree’s success. By planting Quinoa as well, the students are maintaining a historical species native to the region, and an important nutritional source of food. This collaborative effort brought together enthusiastic teachers, parents, and students from the educational community, emphasizing our commitment to environmental conservation and sustainable practices.

Embark on a journey back to a defining moment in M+S’s history – the transformative metamorphosis of an abandoned Tribeca space into a cutting-edge Wine Bar within a Landmarked Building. Nestled in the beating heart of Manhattan, our team took center stage, orchestrating a symphony of comprehensive design services, spanning Architecture to MEP. We navigated the intricacies of installing a code comlpiant kitchen exhaust system in a building over 100 years old, which consisted of painstakign surveying to finally determine, there was no path out of the existing space! Shifting gears to a ventless hood system, the M+S design teams faced a new challenge of mitigating the sound from the hood, given limited space, and the open-concept of the kitchen and dining areas.
Collaborating seamlessly with Walker Ridge Construction and Collector, this visionary project blossomed into reality, unveiling its splendor in the spring of 2019. Today, the sophisticated Wine Bar stands tall in Tribeca, a testament to M+S’s unwavering commitment to excellence and innovation within the iconic Manhattan district. This space not only tells a story of transformation but radiates the essence of our dedication to shaping remarkable experiences in the heart of the city that never sleeps.
Situated just steps away from the iconic Broadway boulevard, this pre-war marvel, dating back to 1910, unveils a captivating glimpse into the past.
Gaze upon the intricate stone ornaments and masterful design that adorn this six-story historic gem. Each level is a living testament to the enduring allure of old-world craftsmanship, showcasing the timeless beauty of a bygone era.
In our commitment to preserving this architectural legacy, our dedicated team is immersed in a meticulous restoration process. We have been able to incorporate our laser scanning and drone photogrammetry to flesh out a workflow for teracotta replacement fabrication that we look forward to using on our future restoration projects. One of our favorite parts of intricate teracotta and stone ornaments on NYC’s oler buildings is taking advantage of this incredible emerging technogy, and streamlining the workflow from survey, repair documentation and construction fabrication.

🌟We are thrilled to share the latest buzz on the renovation journey at our special education school in midtown Manhattan! 🎉 Phase 1, is now completed and buzzing with energy since April, and now, Phase 2 is in full swing! The walls are up, plumbing is in place, and the entire space is taking shape. Lights are shining, outlets are humming, and the mechanical system is ready to impress! 🔧💡 But that’s not all – we’re gearing up for the grand finale!
Our team is coordinating the custom cutting of LVT flooring based on our as-built laser scan to verify all spaces are in alignment with the initial design intent, and any final tweaks are made as part of the fabrication. While coordination has been challenging, being able to integrate our technologial tools into the construction process has been an incredible aide, and has allowed the fabricator to seemlesly integrate our data into the watercutting process. The result will be an integrated flooring system bringing to live our vision of the “mini city” without the cleints needing to worry about the wear and tear of applied decals or other methods of flooring treatment.
In addition to wrapping up the flooring and coordinating the mini-city woodwork, the final touches include the installation of lighting controls and the fire alarm system, critical to an energy efficient and safe educational facility. Once these are in place, we’re ready for our final inspection, marking the countdown to the completion letter from the DOB! 🏁✉️

Effective January 1, 2024, New York City has implemented the New Parapet Observation Rule 1RCNY 103-15. Building owners are now required to have an annual close-up inspection of all parapets fronting the public right-of-way, as mandated by section 28-301.1.1 of the Administrative Code. This rule applies to all such buildings, regardless of height, with the exception of detached 1- or 2-family homes or those with barriers preventing exterior wall access. Inspection reports must be maintained for at least six years and made available to the Department of Buildings upon request. If an unsafe condition is detected, immediate notification to the Department is necessary, with corresponding safety measures.
